A basic inspection costs nothing and it is filmed while it happens, so the report is not a story you have to take on faith. This is the list of what he goes looking for in the dark.

  • Every gas line, fitting and controller, pressure tested and bubble tested from the meter to the tank, the furnace, the stove, the heaters, the fireplace and the dryer.
  • Flue pipes and the chimney, checked for the gaps and holes that let exhaust leak back into the house.
  • Carbon monoxide leak tests.
  • The pressure relief valve on your water tank. If it cannot open, the tank keeps building pressure. It should be tested once a year and it costs $20.
  • Supply lines, drain pipes, tub seals, shut-off valves, faucets, spigots and the waste disposal, all of it on video.
  • Exposed wiring, and the switches, outlets and lights that need replacing before they start a fire.
  • Knob and tube wiring, and fuse boxes that should have been breaker boxes a long time ago.
